Help Your Self Storage Property Appeal To Customers

There is a lot that goes into making sure that your self storage facility remains appealing to oncoming and potential customers. While you may have gotten into the business for the low upkeep that you heard about, this is, for the most part, just a myth. Sure, you can take your chances, here, making repairs only when they are absolutely necessary. But if you tread this path, do you really think that customers are going to continue to use your services? Of course, this cannot be what you are thinking. If you do not keep your property in great condition, then you are going to absolutely hemorrhage business. Fortunately, simple upkeep is not going to ruin your day, here.
The first thing that you are going to have to do, here, is make sure that you are doing walk through inspections of your property. And no, one walk through per month is not going to suffice. Really, you need to be out there each and every day, making sure that nothing has gone wrong while you were away. You never know when one of your doors is going to be stuck open. Likewise, you never know when you are going to run into problems with your access controlled gate. In order to be sure that you are delivering the best service to your customers, you must be aggressive in fixing these kinds of problems if and when they should occur. And since a thorough walk through is only going to take about ten or fifteen minutes, you really do not have an excuse to avoid doing it.
Now, you are also going to have to be sure that you are running security checks from time to time. Sure, you can brag about all of the security features that you have installed on your property, but if they do not work, then you have really shot yourself in the foot. What you are going to have to do, here, is make sure that you are testing your video surveillance often. Be sure that you are checking to make sure that you have good views of most of your units, and also check to be sure that cold weather and rain do not tamper with your view too severely. Of course, you are also going to want to be sure that your door alarms are in good, working order, as they are not going to do you very much good if they do not sound when your doors are tampered with. Unless your security features work as advertised, they are not going to help you all too much when it comes to keeping your belongings safe.
Finally, you are going to have to run routine checks to make sure that none of the important rules are being violated. While you may be incredibly fastidious when it comes to making sure that your property will pass inspection, you have to be sure that your tenants are not placing each other at risk. Check to make sure that no units are leaking any fluids, and check to be sure that your tenants are using your gate properly. Review your security footage and be sure that people are treating your self storage units with the respect that they deserve.
At the end of the day, it is well worth the work to keep your property in excellent condition. You are going to be able to attract more customers, and you are going to be able to make sure that your customers are happy in the long run. Truly, a little bit of responsibility and maintenance can go a long way.
